A Board of Directors meeting of the Association will be held on THURSDAY, September 26, 2024, at 4:00 P.M, via Zoom Teleconference.  An identification of agenda items is below.

Roof Replacement and SBA Loan Pay-off

Special Assessment Notice

Hello Windjammer Owners,

This is a Special Assessment Notice for the owners of the Windjammer Condominium Association for the replacement of the building roof by Hamilton Roofing. Keystone Engineering will handle the project oversight. The total special assessment includes money collected to pay off the association's SBA Loan. The Special Assessment per unit is $7,850.00, due by August 31, 2024.

 

The main Roof Replacement costs are $329,868.00 for the roof Contract, $5,250.00 for the Optional reflective vapor barrier, $23,458.26 for Keystone Engineering oversight and inspections, $3,500.00 for the Keystone Engineering Bid Package, and $15,000.00 for the SBA Loan Pay-off, for a subtotal of $377,076.26. There is $35,000.00 in the reserves that will be used as a contingency for any additional work such as concrete repairs. The special assessment per unit is $7,855.76, rounded to $7,850.00. John Moved to approve the Special Assessment of $7,850.00 due by August 31, 2024. Kitty seconded the motion. With a call of votes from Scott Yes, Kitty Yes, John Yes, and Bill No, by the majority vote approved the special assessment.
